Our story
Everybody deserves a roof over their head.
A place to survive, and to thrive. A place they are proud to call home.
At EDAROTH we believe that closing the housing gap requires a fresh approach. One that’s focused on delivering social and affordable housing at the point of need, and that creates the conditions that allow individuals, families and communities to flourish.
So who are EDAROTH?
The answer’s in our name.
We believe that everybody deserves a roof over their head. So much so, that we’ve built our entire brand around it. It’s our purpose, our vision, our mission. It’s more than simply providing somewhere for people to survive. It’s about providing a spacious, desirable home where they can thrive.
EDAROTH is a subsidiary of AtkinsRéalis, a trusted partner to local and central government and one of the world’s most respected design, engineering and project-management consultancies.
The launch of EDAROTH marks the start of a transformation in social housing. Through innovative, off-site manufactured housing, we offer a new approach to tackling the housing challenge. But it’s about more than simply closing the gap between supply and demand. It’s about the creation of truly affordable housing as part of sustainable, inclusive and happy communities.

Our mission
Land owners across the UK have long reported a severe shortage of housing stock.
At EDAROTH it is our mission to have a meaningful impact on the housing crisis and support the replenishment and growth of social and affordable housing across the UK. We do this by developing innovative, energy-efficient homes using modern methods of construction.
We do not aim to become land owners; instead we focus on developments, where clients, such as local authorities, typically retain freehold, supporting enduring outcomes that build prosperous and sustainable communities.
Our vision
It is our vision to drive a fresh approach in social housing, by offering innovative and affordable housing solutions.
Decades and even generations in the making, the housing crisis is one of the greatest social challenges we face today and its impact is felt across all communities in the UK. With urban populations continuing to grow and social and affordable housing stock in decline, it’s clear a different approach is needed to help close the existing housing gap; a pragmatic approach that’s quicker to deliver and more cost-effective for local authorities.
Our purpose
We aim to have a meaningful impact on the UK’s housing crisis by delivering social and affordable homes.
The undersupply of affordable and social housing in the UK can affect anyone and everyone. From the homeless to the displaced, the low/median-income family or our senior citizens. Rising house prices and unaffordable rents are limiting accessibility to suitable, quality housing across the board. There is a specific need for affordable, council-owned homes, at a level not seen since the post-war era.
It’s time to do things differently. To learn the lessons of the past and take pragmatic, affordable and innovative steps to deliver social housing for the future. To provide truly affordable homes with access to education, employment and opportunity, allowing people to build their lives in communities where they can prosper.

How we do it
EDAROTH utilises land assets and precision engineering to deliver high-quality homes.
A long-term, non-speculative solution, the local authority retains land ownership and owns the housing assets upon completion, helping to replenish their permanent housing stock and creating a positive social and economic impact for everyone, including incoming residents and the surrounding local community.
We coordinate all aspects of the build: development appraisal, component sourcing, off-site manufacture, design engineering, assembly contractors, through to the final, finished product.
EDAROTH utilises off-site manufactured techniques and steel-framed structures. Housing components are manufactured and assembled off site, before being assembled and erected on site. There are many advantages to this modern method of construction. Off-site-manufactured construction techniques are less disruptive to the surrounding community, faster and more efficient. Just-in-time delivery means large components do not have to be stored on site and are less at risk from poor weather conditions, vandalism or theft. Overall health and safety on site is improved and construction time and costs are reduced, when compared to traditional construction techniques.
The people we serve
Our work supports individuals, families and communities via central government, land owners, 'other public bodies', housing associations and charities.
It is our mission to support the replenishment and growth of social and affordable housing across the UK and specifically at the point of need. To that end we are focused on working with organisations with shared ambition and values. This incorporates public-sector landowners, local authorities, central government, government agencies, housing associations and other not-for-profit organisations.
It’s in our heritage
EDAROTH is a subsidiary of AtkinsRéalis and has been founded specifically to meet the UK’s current and future housing challenge, committing AtkinsRéalis’ rich heritage in design, engineering, planning and construction management to deliver cost-effective, fast and flexible housing solutions that optimise land assets and reduce overall construction costs.
Founded in 1938 by celebrated visionary Sir William Atkins, the AtkinsRéalis brand has delivered design, engineering and project-management excellence on some of the world’s most complex civil and structural engineering projects.
Now a leading global design, engineering and project-management company and trusted partner to local and central government, AtkinsRéalis identified the social and affordable housing crisis as one of the greatest social challenges facing the UK today.
Atkins used its engineering and project-management knowledge, experience and expertise to identify the use of non-strategic land and off-site-manufactured housing solutions as the best solution to meet the housing challenge.
